Standard Fee

 

Our standard fee for

 acting in the purchase of a property, is:

 

$965.00 - subject to conditions*

 

 

 

 


 

* The Conditions are:

STAMP DUTY and OTHER CHARGES NOT INCLUDED Our fees do not including the taxes (called "STAMP DUTY") payable to the State Government. Our quoted fixed fee is exclusive of enquiry costs (which vary according to the location and type of property, and must be seperately quoted).  Our quoted fixed fee does not include adjustments for rates, water, and other Government and semi-Government charges.

Cancelled Contracts Our fees will be less if the contract is cancelled:

English Speaking We regret to advise that our firm is not multi-lingual, and we believe it is in breach of the published "Conveyancing Protocol" to seek to obtain instructions from another person on behalf of a client, without an interpreter.  As we do not have these services available, we decline to act for non-English speaking clients.

Higher Value Properties Additional fees will apply if the sale price is more than $1,500,000.  For properties over this price our fees are as follows:

Very Short Settlements A "very short" settlement, is one which occurs less than 9 days from the date we first receive instructions.

Short Settlements A "short" settlement, is one which occurs less than 15 days from the date we first receive instructions.

Settlements out of Brisbane Settlements outside of Brisbane require special arrangements for lender to attend (to release) and special arrangements for other parties to attend.  This incurs additional costs and additional time involved.

Commercial Property Additional fees will apply if the property is commercial ... for these properties our fees are as follows:

Non-REIQ or Non-ADL contract If the contract is not in the form published by the REIQ, or by ADL, then our fees will be as follows:

Partnership/Divorce Disputes Additional fees may apply if the sellers are divorcing ... for these sales our additional fees are:

Other Common Additional Work Additional work may include (but is not limited to): change of buyer’s names ($175.00), variation to contract price ($90.00), extension of time for deposit payment ($50.00 each), extension of time for special conditions ($50.00 each), extension of time for settlement ($50.00 each), agreement for early possession ($50.00), change of settlement place ($50.00), registration of power of attorney ($250.00), registration of record of death ($375.00), re-attending settlement due to bank error ($50.00), settlement extension where bank not instructed by Clients ($150.00), refinance additional property ($195.00).

Legal Advice  Our fees cover: receiving the contract, arranging transfer papers, arranging settlement, arranging mortgage releases (if required), attendance at settlement, arranging deposits (if required) … but not including the optional “extras” listed on this page, or other matters, not strictly necessary to effect a transfer of title.  A full description of what is included and what is not can be found here. If any additional advice is required, then the fees will be:
